70,000SF Modular Facility Study

This project evaluated stick-built and modular/prefabricated construction approaches for a 70,000 SF multifunctional building. There were multiple challenges associated with construction and personnel access at the project site, which resulted in elevated construction costs, prolonged schedules, and other negative project considerations. This project aimed to evaluate several approaches to mitigate these challenges. We selected a modular design approach using prefabricated structures and modern skidded mechanical systems to reduce these impacts. Further analysis to develop the most economical mix of on-site and off-site construction activities was also completed. Several modular vendors were engaged to solicit bids to provide the Client with competitive pricing and comprehensive technical and commercial packages. Each unique design and construction solution, including a hybrid approach, was thoroughly evaluated to deliver the estimate and schedules for each option.
